Understanding Your Needs and Studying the Site
We begin by listening, to your needs, preferences, timelines, and long-term goals. This is followed by a detailed site analysis to understand physical, environmental, and regulatory factors.
Technical Steps:
- Site dimensions, topography, and soil condition assessment
- Vastu and orientation studies (if requested)
- Identification of utilities (drainage, waterline, electricity access)
- Municipal and zoning review to confirm permissible build area
- Estimation of buildability and constraints based on local bye-laws
You’ll receive an initial project outline, visual moodboards, and a realistic budget range, so you know exactly what lies ahead.

Planning and Conceptual Design
Once the site and requirements are clear, we start shaping your vision into a buildable design. We prepare spatial layouts that focus on usability, aesthetics, flow, and regulatory alignment.
Technical Steps:
- 2D architectural floor plans and layout zoning
- Space planning for rooms, circulation, ventilation, and natural lighting
- 3D massing and conceptual renders for visual clarity
- Landscape and boundary planning if applicable
- Iterative design reviews to ensure every decision reflects your intent
At this stage, we also begin preparing documentation required for permissions and approvals.

Structural and Services Engineering
With your approval on the conceptual design, our engineers step in to define how the building will stand and operate. Structural systems and essential services (MEP) are planned for long-term performance and safety.
Technical Steps:
- RCC frame design using column-beam-slab systems
- Foundation selection based on soil report (isolated footing, combined footing, or raft)
- Structural load calculation and seismic consideration
- Electrical circuit planning, switchboard layout, conduit design
- Plumbing routing for water supply, drainage, and sanitation
- HVAC and ventilation strategy (especially for commercial/office builds)
We also develop detailed BOQs (Bill of Quantities), so costs are clear and transparent.

Approvals and Procurement
Once all designs and engineering plans are finalized, we initiate statutory approvals and begin sourcing materials and vendors. You don’t have to run around, we coordinate everything.
Technical Steps:
- Sanction drawing preparation and submission to local authorities
- Fire safety, water, and electricity approvals if required
- Vendor selection for civil materials, electricals, plumbing, and interiors
- Procurement of TMT bars, cement (OPC/PPC), AAC blocks, shuttering plywood
- Contract finalization and site mobilization schedule
This ensures that once the site is live, there are no delays due to paperwork or materials.

Construction and On-Site Execution
With groundwork complete, construction begins. Our site engineers and supervisors follow a phase-wise plan to execute civil, structural, and finishing works while coordinating all vendors, trades, and inspections.
Technical Steps:
- Excavation, PCC, and foundation casting
- RCC column, beam, and slab casting as per BBS (Bar Bending Schedule)
- Wall construction using block or brick masonry
- Electrical conduit embedding, plumbing rough-in works
- Waterproofing of bathrooms, balconies, terraces
- Internal and external plastering, floor tile laying, and joinery works
- False ceiling, paint, fixture, and final detailing
We share regular progress reports, site photographs, and timeline updates, so you’re always in the loop.

Interior Execution (Optional)
If interior work is part of your scope, we proceed with customized designs for wardrobes, kitchen, ceilings, and decor based on your budget and aesthetic preferences.
Technical Steps:
- Modular kitchen installation (PU finish, laminates, or acrylics)
- Wardrobe carcass and shutter fabrication (plywood + hardware)
- False ceiling with gypsum/POP and LED profile lighting
- Switchboard alignment, light fitting installation
- Final painting, polishing, curtain rod installation, and decor placement
All finishes are approved by you in advance through mock-ups, samples, or design renders.

Final Review and Handover
Before we hand over the keys, we inspect every inch of your space to ensure nothing is left undone. Every system is tested, every joint sealed, every edge aligned.
Technical Steps:
- Testing of electrical systems, water pressure, drainage flow
- Touch-ups and alignment check of doors, drawers, and fittings
- Sanitary ware testing for leakage and flow
- Final cleanup and site sanitation
- Submission of warranties, manuals, and as-built drawings
Only after a complete joint walkthrough and your full satisfaction do we conclude the project.

Post-Handover Assistance
Even after handover, we remain available for follow-ups, minor adjustments, or clarifications. For us, the relationship continues long after the project ends, because we take pride in what we build, and we stand by it.
